After successfully completing Phase I in Spring 2016, BREC Development and Urban Core Development LLC broke ground on Phase II of 1065 Tremont Street in October 2017. The addition to the existing mixed-use building consists of 24 market rate, and four income-restricted residential rental units.
 
Through extensive coordination by BREC, Haycon and Monte French Design Studio, the development team was able to keep Phase I occupied during the construction of Phase II. The project, totaling approximately 31,500 square feet, was completed Summer 2019.

Residential - 16 Rental Apartments
 

BREC Development, in a joint venture with Urban Core Development LLC, purchased and developed the Empire Insurance Lot located at 1065 Tremont Street in September 2014.  Located within a short walk of the Orange Line and Northeastern University, the project was completed in April 2016, delivering 16 new rental units and one commercial space. 

 

The initial site consisted of an approximately 8,100 square foot lot bounded by Tremont Street and St. Cyprians Place. The redevelopment of the single story building into a 6-story, 16-unit residential market rate rental building has added energy and vitality to the rapidly improving Tremont Street corridor. The building is 16,200 square feet and is a mix of two and three-bedroom units.

290 Highland Ave
290 Highand Avenue | Somerville
Mixed Use Condominium -
7 apartments, 1 commercial

After 18 months of working on variations of the design with the neighborhood, elected officials and the Somerville Planning Board, BREC Develepment broke ground on 290 Highland Avenue in Summer 2016. Not only did this project require immense collaboration with all of the neighborhood stakeholders to obtain its permits, but like many sites in Somerville, the team had to work with the Massachusetts Department of Environmental Projection (DEP) to remediate the contaminated site.

​290 Highland Avenue was completed Summer 2017 with all units being very well-received. 290 Highland Avenue also represents BREC's first LEED building, targeting LEED Silver certification.  

 

26 Centre Street | Fort Hill
Residential - 4 Rental Townhouses

26 Centre St, otherwise known as 31-33 Highland Avenue, was purchased fall of 2016 after a very involved community review process that lasted over 2 years. BREC, in collaboration with Monte French Design Studio, was able to create an as-of-right project that respects the scale and architectural detail of the surrounding Fort Hill neighborhood while maximizing the use of a prime corner lot that had been plagued by vagrancy and neglect for years.

 

This project presents a unique take on rental housing in Boston that affords each tenant the privacy of their own en-suite bathroom, without the luxury sticker price to match. Construction for this project began in April of 2019 and was completed in September 2020.

139 Marcella Street| Roxbury

BREC purchased 139 Marcella Street as vacant land September 2018, three years following the successful purchase and redevelopment of two adjacent lots at 145 and 141-143 Marcella Street. Unlike many of BREC's various other projects, the land was purchased with approved building permits in hand and construction began immediately following the purchase. 

 

In addition to the creation of two high-quality, market rate duplex housing units, BREC was able to successfully re-position the second half of the 141-143 Marcella lot. Through the removal of two no-build easements held by the previous owner of 139 Marcella, a future infill development opportunity presented itself at 141 Marcella Street. 139 Marcella Street was completed Summer 2019.

In the winter of 2012, during the slow and gloomy days following the 2009 financial slowdown, BREC purchased land with permits approved for a ground-up, new construction two-family rowhouse on Marcella Street in the Fort Hill neighborhood of Roxbury. Utilizing the permit extension act, the team was able to extend the permits for 2 years until the timing was right to start the project in 2014.  With its design, BREC was looking to continue the brick, row-house architecture of the abutting buildings on Marcella Street, while creating modern, spacious duplex units on the inside, each with its own private outdoor space and separate entrance.

Marcella was BREC's first ground-up construction project as a team and it proved to be an immediate success as the building and units were well received by the neighborhood and its tenants.
