1127 Harrsion
1127 Harrison Ave | Roxbury
Proposed: Co-Living Residential and Mixed Community Commercial

1127 Harrison Avenue, once home to the Berwick Cake Company, was purchased in January of 2019. Due to the property’s prominent central location along the Washington Street Corridor and its cultural significance, it is an important piece in the continued revitalization and preservation of Nubian Square.

 

The property is home to a variety of authentic local merchants and food shops. Understanding the significance of the property to the Nubian Square and the Lower Roxbury community, BREC's vision will create high-quality, mixed-income housing opportunities, and preserve community commercial space.

44 North Beacon
44 North Beacon Street | Allston
Approved: Residential - 30 rental apartments, 1 commercial

44 North Beacon Street is the product of an in-depth and collaborative development design and review process that began under Article 80 Large Project Review. Purchased in August 2017 and currently home to an ambulance dispatch center, the site represents a unique opportunity to add much needed housing stock at a scale that in harmony with the surrounding Union Square neighborhood. Located just south of Boston Landing and the Guest Street Planning District, this approximately 33,000 square foot transit-oriented development will feature a wide array of unit types across five stories that cater to the area's rapidly evolving demographics. The project will contribute four on-site IDP units, two of which will be Group 2 accessible, in addition to funding various public improvements within the immediate area. 

In collaboration with Monte French Design Studio and Haycon Inc., the project team will seek to achieve LEED building standards to minimize the cost of living for residents. 44 North Beacon Street received BPDA approval December 2018 and ZBA approval in January 2019. Construction began in  October 2019 and is slated for completion in Summer 2021. Click HERE for project details. 

One Newcomb
One Newcomb Place | Boston
Under-construction: Residential - 23 rental apartments

One Newcomb Place is the third development in the Newcomb area block of buildings, following the rehabilitation of 1902-04 Washington Street and 11 Newcomb Street. One Newcomb Place represents another successful collaboration between BREC and Monte French Design Studio, adding modern balance and responsible density to this historic section of Lower Roxbury.  The Project will consist of 20 market-rate units and 3 income-restricted units across six stories, featuring an exterior focused on the use of durable complimentary materials and expansive windows to create open, light-filled spaces.

One Newcomb Place received approval from the Boston Planning and Development Agency under Article 80 Small Project Review in May 2017. The Project was approved by the Zoning Board of Appeals in June 2018, and construction began June 2019. This project is expected to be complete by Spring 2021.  Click HERE for project details. 

11 East Leno
11 East Lenox Street | Roxbury 
Under-construction: Residential - 34 rental apartments

11 E. Lenox Street is the 5th building BREC has developed on the block between Newcomb Street and East Lenox Street, and the first to pursue passive house certification. The new building will be situated on an infill lot and feature 34 residential apartments, including four onsite income-restricted units. The project abandons standard podium-style construction and carbon-intensive building materials through its use of cross-laminated-timber (CLT) structural members and floor assemblies. The result is an environmentally conscious, highly efficient building that takes less time to build, with units that are more attractive and safer.  

 

The project received approval from the Massachusetts Board of Building Regulations and Standards in September 2020 and was approved by the Boston Planning and Development Agency on December 17th, 2020. It was also approved by the Zoning Board of Appeals on January 26, 2021. We expect construction to start in Summer 2021. Click here for project details. 

2837 Washington
2837 Washington Street | Roxbury
Approved: Residential - 4 rental townhouses

2837 Washington Street was purchased by BREC June 2017 as a vacant lot. The site represents the perfect infill development opportunity that will set a precedent for design in the Washington Park neighborhood of Roxbury. 

 

The project will consist of 4 spacious market-rate townhouse units offering private rooftop outdoor space and ample off-street parking, with a focus on sustainability and efficient design. The project is fully leased and is scheduled for completion June 2021.
